Home Inspections and Appraisals

Typically lenders do not require home inspections or pest inspections for homes purchased in mobile home parks. If the home is on a foundation and sold with the land, then you may need a pest clearance report, depending on the loan type and lender.

Most Parks will require that they complete a compliance inspection prior to the change in ownership. This inspection is done by park employee(s) and reviews the property to determine if it is in compliance with park rules. This includes property condition, exterior buildings, parking areas, landscaping, etc.

While a lender may not require a home inspection or pest inspection, it is highly recommended that a buyer obtain these inspections from a licensed professional. It is important to know the condition of the property and a trained inspector can identify current and potential problems. In addition a buyer may want a specific roof inspection to be completed.

Lenders will require an appraisal on a home to determine if the price you paying is the going market rate for homes in the park/area. Each lender has their own specific requirements for how this report is to be completed so we use appraisers that are knowledgeable about mobile homes, and familiar with the major lender requirements.

In summary, yes inspections are important, some will cost you money but they provide peace of mind that the property you are purchasing is ready to be your next home.
