Is the Mobile Home park ready for you?

When people begin considering a mobile home purchase in a park it’s important to step back and determine if this is a good fit for your lifestyle? Here are a few key points to consider.

+Type of Park. +Parks generally are divided into age restricted and “all-age” parks. All age parks are open for families with young children to live in. For someone with young children, or grandparents who have their grandchildren living with them, these are often the best route to go. Age restricted parks come in a variety of flavors. Some require all occupants to be over a certain age. Some require only 1 owner/occupant to be over a certain age and young spouses/family members may live in the park. Many allow younger children to live in the home for a limited number of days per year. It’s important to understand who plans on living in the home and determining if that fits within the rules of the Park.

Family Pets. Do you currently have pets? Do you want pets? It’s a good idea to check with the park. Like most rental situations (and the land and common areas are under a rental agreement) there will be restrictions on the quantity, type, and size of pets. We recently had a client who was in contract to purchase only to find out the park would not allow her to keep her Rottweiler.

Storage. Do you need extra storage? Most parks have space for a limited exterior storage. Some are very picky about how and where things can be stored that are visible from the street. And there are some parks that have extra parking for RV’s and trailers. Having to have off site storage can add to your monthly budget so take it into consideration when looking at Mobile Home purchase.

At the end of the day there are many advantages in living in a home you own in a park versus renting an apartment. But living in a Park is a hybrid of sorts with the Park management establishing rules so that all members can live together comfortably and safely.
